Full service Airbnb management in the UK is normally charged as a percentage of the revenue your property earns. The headline number matters less than what sits inside it, so this guide explains how fees work and how to compare two quotes properly.
How the fee is usually structured
A percentage model means the manager only earns when your property earns. There is no fee on an empty night, which aligns the manager's interest with yours. Fixed monthly retainers and guaranteed rent models exist too, but a guaranteed figure hands the upside of a strong month to the operator rather than to you.
What a full service fee should include
Professional photography and listing creation, listing on multiple platforms, daily dynamic pricing, guest vetting and communication, check in and key handling, cleaning coordination and linen, maintenance management, compliance and safety checks, and monthly owner statements. If any of those sit outside the fee, the quote is not really full service.
The extras to ask about
Ask directly about set up or onboarding fees, whether cleaning is charged to the guest or to you, linen and consumables, how maintenance is marked up, platform commissions, and exit terms or notice periods. Those five questions expose most of the difference between two quotes.
Comparing on net income, not on the percentage
A lower percentage on weaker pricing and occupancy leaves you with less money. Compare the forecast net income each manager expects to put in your pocket, then look at the fee. That is the only comparison that matters.
